A visual and moisture-focused inspection to understand conditions:

  • Where moisture is present

  • What visible growth looks like

Mold Testing (Optional Add-On)
Collection of air and/or surface samples sent to an accredited laboratory. You receive:

  • A lab report identifying mold types and spore levels

  • Our plain-English explanation of what those findings mean

  • An assessment can stand alone, or we can combine it with testing when needed for documentation or deeper analysis.

Who Might Not Need Mold Testing (Right Away)?

Sometimes, fixing the moisture problem is more important than rushing into lab samples. You may decide to start with assessment only if:

The issue is small, localized, and clearly linked to a known leak

You’re already planning proper cleanup/remediation and just need guidance on cause and scope

No one in the home has specific medical concerns or doctor-requested testing

We’ll always discuss your situation and never recommend testing just to sell more samples.

What to Expect from a Titan Mold Assessment

1. Initial Conversation

We listen to your concerns—what you’ve seen, smelled, or experienced.

2. Visual Inspection

We inspect suspect areas and nearby spaces, looking for visible growth, water staining, and conducive conditions.

3. Moisture & Humidity Readings

We use moisture meters and basic environmental tools to look behind the surface, identify wet materials, and check humidity levels.

4. Documentation

We take photos and notes to document what we observe.

5. Clear Explanation & Recommendations

We explain:

  • What we found

  • What likely caused it

  • General steps to address moisture and affected materials (Specific remediation plans should come from a qualified remediation contractor.)

What Happens with Mold Testing?

If testing is appropriate and you choose to proceed:

1. Sampling Plan

We decide together what type of samples make sense (air, surface, or both).

2. Sample Collection

We follow standard procedures to collect samples.

3. Lab Analysis

Samples are sent to an accredited laboratory for analysis.

4. Results & Interpretation

You receive:

  • The lab report

  • Our plain-language summary of what those numbers and species mean in context
